An extensive engineering, procurement, and construction company (client) utilized heavily configured IBM Maximo Instances for asset management.

The client was doing exceptionally well and was regularly awarded new projects. However, the team lacked the bandwidth to spin up and configure new instances to keep up with their extraordinary business development team.

Additionally, the client had an unstandardized process, decreasing the team’s efficiency. AIM Consulting partnered with the client’s Maximo team to standardize the configuration of new IBM instances, improving team efficiency.

The client had no software code management tool available, making it difficult to track any changes completed internally. Their team also lacked efficient data migration configuration and utilized manual data loading methods, causing potential risk if the database is corrupted.

Project Timeline

Discovery assessment, creation of roadmap, completed 7 milestones outlined in roadmap, transition & training for internal client teams.

AIM Consulting came on board and conducted an initial assessment. Working directly with the client stakeholders, AIM Consulting created an action roadmap outlining phases, with an incremental approach to full implementation.

The AIM Consulting team focused on examining and standardizing existing processes to set the foundation before tackling competing priorities.

With the foundation in place, AIM moved to define additional phases with an increased flexibility level designed to build upon each other. Taking note of the client’s challenges, AIM focused on up-leveling the stakeholders to leverage the configured Maximo instance with:

Team Foundation Server Microsoft® TFS is a software code management add-on to Visual Basic Software, standard naming conventions for login screens for each environment (user and development). Specifically, this tool helps manage teams and their code, offering a combo of version control, application lifecycle management, and issue tracking.
Migration Manager Out-of-the-box Maximo Tool. Migration Manager set of applications is used to promote product configuration content from one environment to another.
MxLoader Microsoft® Excel® tool that allows for quick and easy queries and loads data into IBM Maximo. It brings together the Maximo Integration Framework’s power and Excel’s flexibility, allowing to manipulate and import data into any Maximo database quickly.

Over eighteen months, AIM Consulting completed seven milestones outlined in the initial roadmap of the project on time, including functional and technical design specifications for Maximo integrations, specifically integrating asset management with work management, along with an asset standards documentation.

The client now has a well-oiled machine for existing and future Maximo projects, providing a 35% increase in efficiency and improved team bandwidth.

Sund & Baelt – IBM Maximo Case study

As an operator of some of the world’s large infrastructure projects, Sund & Bælt’s took on the project of The Great Belt Bridge, an 11 mile bridge that is one of the biggest construction projects in Denmark. Maintaining, providing regular inspections and implementing sustainability into their operational processes of this 11 mile structure with IBM Maximo.

Sund & Bælt Holding A/S owns and operates some of the largest infrastructures in the world, including the Great Belt Fixed Link — an 11-mile bridge and tunnel combination that is the largest construction project in Danish history. The company knew that one of its greatest challenges was the slow and manual process for conducting regular maintenance inspections. To inspect bridges, Sund & Bælt often hired mountaineers to scale the sides and take photographs for examination. An inspection could take a month, and the process had to be repeated frequently for bridges near oceans or in other corrosive environments. The company also needed to inspect all of its tunnels and other infrastructure elements.

To inspect and maintain civil infrastructure in a more technologically advanced way, Sund & Bælt sought a technology partner with global expertise and comprehensive capabilities. The company chose IBM, and together they formed a collaboration to create what became the IBM Maximo for Civil Infrastructure solution. Now, Sund & Bælt is using the Maximo software to monitor and manage its critical infrastructures.

The new solution includes the IBM Maximo Application Suite , with technology that helps Sund & Bælt inspect infrastructures, access insights with mobile devices on location and use AI technology to carefully and efficiently analyze data about the conditions of bridges, tunnels and other infrastructure elements.

With the new solution, Sund & Bælt gathers data from drone photographs to monitor status without dangerous and time-consuming human inspections. The solution consolidates this data with maintenance records, design documents and 3D models to help identify cracks, rust, corrosion, displacement and stress

With Maximo® for Aviation and fleet asset management , aviation companies can increase the efficiency of how they schedule and manage the maintenance of their aircrafts in order to maintain regulatory compliance. It also helps in minimizing the periods for which an aircraft is grounded.

Fleet asset management allows for t he efficient maintenance, repair, and overhaul (MRO) of an aircraft. In the long run, it helps increase the availability of flights and also helps extend the life of an aircraft’s components, like its engines or airframes. With fleet asset management , a irlines can manage their MRO services internally. They have the option to purchase either some or all of these services from the MRO providers, and can in turn also offer these MRO services to other airlines.

Planning and organizing the maintenance

  • Planning maintenance involves first monitoring the condition of the aircraft and its equipment. Then work has to be scheduled at a suitable repair location where there is an availability of the necessary materials, tools, and labor skills required for the particular task.
  • Task cards and master task cards are used to specify the regular maintenance work that is to be done for an aircraft or its equipment. This also includes frequency intervals, which refers to due maintenance, based on calendar dates, meter readings, or both.
  • Task cards basically provide a detailed description of all the maintenance work that is to be carried out. Task cards are associated with job cards, work orders, and work packages, where work packages group together task cards and work orders that are related or similar.
  • MRO locations can be configured to define the physical location as well as the classification and capabilities, to associate work packages with the particular location. Capacity planning can be performed to schedule the aircraft or equipment at the relevant MRO location for the full duration that has been estimated for the required maintenance work. This scheduling can be done months or even years in advance. One may even graphically assign a work order to the labor at a hangar for a particular period of time, like 2 weeks.

Manage regulatory compliance with fleet asset management

  • This management software allows for the configuration of the maintenance steering group (MSG-3) inspection programs as well as the progressive inspection programs. You can build a maintenance task library that can be used with operator maintenance programs and maintenance planning documents. In the technical records, you are allowed to record maintenance actions that are taken in response to the directives of airworthiness.

Maine General Medical Center BIM for Facilities Management CASE STUDY

YouBIM & IBM Maximo Integration

The challenge:.

Tie YouBIM into the IBM Maximo environment (traditional static directory tree navigation). YouBIM is a SAAS (Software as a Service) cloud based solution that brings an integrated database and immediate access to facility information through an easy-to-navigate 3D/BIM (Building Information Modeling) interface.

Maine General Medical Center is a 640,000 SF, 192-bed hospital new hospital facility built in Augusta, Maine. This LEED Gold certified project was designed and built through an Integrated Project Delivery (IPD) contract approach. Construction was completed 10 months ahead of schedule, which allowed the hospital to plow $20 Million dollars of value added construction savings back into the project. Total Construction Cost was of $215 Million. With medical equipment and all soft costs, total project cost was $322 Million.

When Robins & Morton (a top 10 ENR rated health care Contractor) and H.P. Cummings teamed up to build this large project, they knew they wanted to take BIM to the next level. Streamlining the construction process was paramount for both Robins & Morton and H.P. Cummings, but they wanted to leave their customer something more. Collaborating with their customer, they began to define larger goals.

For the Medical Center, one of the key benefits of the Integrated Project Delivery method was to be left with a rich BIM to Facility Management (FM) integration that would continue to return dividends throughout the life of the facility. Integration of various 3D models was a major focus, but flexibility was critical.

The key parameters for integration of the disparate information became:

  • Ease of use
  • Smooth 3D navigation
  • Scalability
  • Seamless integration between Maximo and the 3D models.

The Medical Center also wanted to have a platform that could assist with disaster planning and integration of the Building Automation System (BAS).

After a national search, ENGworks and YouBIM® was selected as the ideal team with the ideal product to get the job done. Together with the design, construction and Medical Center teams, the YOUBIM Team integrated all BIM models from the various design and subcontracting team members during the construction phase.

The multi-discipline team collaboration leveraged the full power of YOUBIM®, which enabled multiple platforms of BIM/CAD authoring software, as well as all other data sources, to be fully integrated into a single 3D model.

Further leveraging the power of YOUBIM, IBM Maximo was populated with rich BIM data to leverage Maximo’s facility management features. Maine General relies on IBM Maximo to manage all of their existing facilities and they were committed to deploying it on this flagship property as well. IBM Maximo is a widely deployed CMMS (Computerized Maintenance Management System) that helps manage facilities assets.

By integrating IBM Maximo seamlessly with YouBIM, the user experience is like using a single BIM/FM software program. Users get the full benefit of easily navigating the building in a virtual online landscape with access to full BIM asset information, while getting the benefit of a powerful asset management system.

On completion of the work, all users had simple and fast access to all asset information that had been integrated into the entire project. Everyone from administrators to janitorial staff can use the information that was compiled.

Based on both national studies and internal estimates, Maine General Medical Center expects to save between $185,000 & $225,000 a year in operating cost versus the traditional manual paper workflow.

It is Maine General’s belief that by using the YOUBIM® 3D model for facility engineering, facility technicians and staff get immediate locational information about a problem in their building, along with complete products specifications, warranties, maintenance procedures, design data, etc. Additionally, they can access the power of IBM Maximo’s Work Orders, Inspections, Preventive Maintenance functionalities.
